A village growing again. At the last census Minmi counted 231 dwellings and about 700 people, with 788 dwellings approved in the five years before it. Census figures put 97.4 per cent of homes as separate houses, mostly owner-occupied young families.
That split shapes nearly every job: a cottage on Church Street needs different hands to a five-bedroom on Winx Way.
What the old village core needs
The miners' cottages around Woodford Street and Church Street predate copper plumbing entirely, and rusted galvanised pipework still turns up behind their walls during sympathetic renovations.
Early drainage is clay pipework laid over ground worked by old pits, and those joints move more than usual here. Subsidence cracks and misaligns the lines, inviting repeat blockages that a quick clear never fully solves.
What the new estates need
Builder fittings, now due. Bonnie Doon-era and newer homes went in with volume-builder fit-outs whose budget parts are now reaching their use-by dates.
The 1990s estate's original tapware and flexible connectors are failing right on cue, and first-generation hot water tanks are going with them.
